Protect yourself with a good Attorney.... Afterall, peace of mind is priceless.
Attorneys versus title agents for real estate closings: the cost is the same, as title insurance rates are pretty standard. However, there are many benefits to using an attorney. The attorney's role is to give advice, and therefore he or she can explain any issues which come up, including specifics regarding loan terms. Another benefit to using an attorney is that if something is missed at closing (for example, a lien or other ownership interest in the property), the attorney's malpractice insurance can cover the cost to fix the title problem. In sales of previously foreclosed property, where there can be a greater likelihood of finding problems in title, it is absolutely worthwhile to have an attorney handle the closing.
